The Watkin Road scheme will deliver 609 student beds across two towers of 27 and 21 storeys for repeat client YourTRIBE

Located close to Wembley Stadium, the development includes extensive amenity provision at ground and first floor levels, alongside 15,000 sq ft of commercial space. Gateway 2 approval was secured in December 2025, with completion scheduled for September 2028.

The scheme adopts a traditional brick façade and incorporates a large basement to the south block. HG will draw on its in‑house delivery capabilities across concrete frame, SFS, bathroom pods and drylining to drive quality, programme certainty and efficiency.

Situated within a highly constrained urban environment, the project presents logistical challenges due to its proximity to Wembley Stadium. Careful planning, sequencing and stakeholder coordination will be essential throughout delivery. Social value initiatives are being developed in partnership with Brent Council and other local stakeholders.
