The Mannings is a 74-home residential scheme in Shoreham-by-Sea, delivering a mix of shared ownership and social rent homes, including 14 social housing units, within a single building of two cores rising to five storeys.

HG was appointed under a negotiated contract to take over and complete the scheme after the previous contractor became insolvent, leaving the building partly built and exposed to the elements. Works included finishing the incomplete concrete frame and infill, and taking down and reinstating the façade brickwork to reinstate fire barriers that had been omitted.

A full review of weather-damaged materials informed a wider remediation strategy, agreed in close collaboration with Southern Housing, to bring the building up to current fire safety standards — reinstating risers throughout, replacing the roof, rebuilding the brickwork to incorporate the required fire breaks, and re-engineering the smoke extract strategy, including new smoke shafts through the floors and roof of both cores.

Nearing completion in 2026, The Mannings is our sixth scheme delivered for Southern Housing, with HG self-delivering the M&E, bathroom pods and utility cupboards — a strong demonstration of our ability to step into a complex, partly-delivered scheme and bring it to a high-quality, compliant completion for the local community.
