65 Fleet Street, situated in London’s Square Mile, is being delivered  by HG for long‑standing client Dominus, in partnership with Cheyne Capital.

The two existing office buildings on the site will be transformed into 873 purpose-built student bedrooms with supporting amenities.

The project also includes the sensitive restoration of the Grade II listed Tipperary pub – the oldest Irish pub in London – and the Grade II listed 13th‑century Whitefriars Monastery crypt.

A new public viewing centre for the crypt will  be constructed, as well as a ground‑floor visitor experience, developed  in partnership with the St Bride Foundation.

Construction works include demolition of the mansard roof to the north block. The top floor slab of the south block will be demolished and extended using a steel frame and lightweight floor system up to levels 7 and 11 respectively.  The intricate south‑block façade will be carefully removed, strengthened and reconstructed, alongside public realm improvements.

HG’s self‑delivery capabilities will be utilised throughout, including offsite‑manufactured bathroom pods and in‑house M&E services, ensuring programme, quality and environmental benefits.

The development is targeting BREEAM Excellent.
