Mare Street Studios comprised extensive alteration and refurbishment works to a 1920s structure to create a new Business Centre. The scope included a 4th floor extension and construction of a new adjoining building to create 94 modern offices and studios with high ceilings and extensive natural light. The design included breakout areas, on-site café and high-specification meeting rooms.
The construction included partial demolition, façade retention and infill up to the 3rd floor. The 4th floor extension was constructed from a lightweight steel frame including a plant deck. The new build rear extension was a concrete frame with an additional 3rd floor and mezzanine.
Externally, the existing cladding had lower brick infills and brick openings to form new windows while the rear extension was a mixture comprising traditional brick and rainscreen cladding.
