Old Kent Road, Southwark

Status: Current
Categories: Residential, Commercial
Value: £48M
Client: Metropolitan Thames Valley

This key development within the Old Kent Road Opportunity Area for Metropolitan Thames Valley will deliver two residential towers comprising 21 and 13 storeys. In addition to 171 new homes, including 36% affordable housing, the scope includes approximately 16,900 sqft of retail space on the ground floor, part of which will rehouse the existing Aldi store into a high-quality modernised unit.

Continuity of trade for Aldi is being achieved with the construction of a temporary store in the current car park. Externally, a large children’s play area is being created.

The design incorporates concrete frames with a brick façade and off site manufactured bathroom pods and utility cupboards.

Delivered to BREEAM Excellent and with electric vehicle charging points, the completed scheme is targeted to achieve a 37% greater reduction in CO² emissions than current Building Regulations requirements.

Extensive consultation and buildability reviews have driven a suitable substructure design, in light of the forthcoming Bakerloo Line extension and proposed tunnels directly beneath the site.
