Rockingham Street is a striking 24‑storey, 244 bed student scheme on a highly constrained triangular brownfield site at Rockingham and Tiverton Street. 

The scheme includes re-purposing the inside of three Network Rail arches underneath a raised viaduct to facilitate plant enclosure, amenity and commercial space. 

Works are being delivered under an APA agreement with Network Rail, enabling coordinated progresswithin the arches and along the Low Line edge.  The depth of the piles required the largest CFA piling rig in the UK – an exceptional engineering feat given the compact nature of the site.

The development will deliver significant public realm improvements, including a new pedestrian route through the arches, enhancing permeability and contributing to the wider regeneration of Elephant & Castle.
