Rockingham Street is a striking 24‑storey, 244 bed student scheme on a highly constrained triangular brownfield site at Rockingham and Tiverton Street. ​

The scheme includes re-purposing the inside of three Network Rail arches underneath a raised viaduct to facilitate plant enclosure, amenity and commercial space. ​

Works are being delivered under an APA agreement with Network Rail, enabling coordinated progress​ within the arches and along the Low Line edge.  The depth of the piles required the largest CFA piling rig in the UK – an exceptional engineering feat given the compact nature of the site.​

The development will deliver significant public realm improvements, including a new pedestrian route through the arches, enhancing permeability and contributing to the wider regeneration of Elephant & Castle.​
