Located on the site of the former House of Fraser, HG’s current PBSA scheme is delivering 369 en-suite student bed spaces comprising 238 3-8 bed clusters and 131 studios.

The scope includes around 3,000sqm of flexible-use retail floorspace at ground and basement levels, and 527sqm of amenity spaces accommodating co-working and study space, a wellness suite, lounge and recreation areas, screening room, and private dining with roof terrace.

Above the retained basement, the 9-storey concrete frame is staggered with a mixture of GRC and zinc cladding, housing HG’s off-site manufactured bathroom pods.  The works further include the retention and refurbishment of a listed building on the site plot.

Fronting out onto a busy shopping arcade, the scheme is sandwiched between two existing occupied retail units. This has necessitated extensive engagement to minimise disruption to retailers and their customers, and the proactive management of party wall awards.
